Located in Kingsbury, Nevada near Heavenly Mountain Resort, this 3-bedroom, 2-bathroom home is ideal for remote workers, families, friends, and small teams looking for a comfortable and highly functional Tahoe stay. With multiple workspaces, flexible sleeping arrangements, high-speed internet, entertainment features, and close access to the lifts, this home is built for both productivity and adventure.

Location

The Heavenly Perch is located near Heavenly’s Nevada-side lifts, offering quick access to some of the best skiing and snowboarding in Lake Tahoe.

You can drive approximately 4 minutes to Boulder Chairlift, drive approximately 5 minutes to Stagecoach Lift, or walk about 10 minutes to Stagecoach. From the dining room table, you can even watch the lifts while you eat, work, or enjoy your morning coffee.

Within less than 5 minutes, you’ll also find a grocery store, two restaurants, bars, and mini golf at the Holiday Inn. Everything you need is conveniently located up here, so you can spend less time driving and more time enjoying Tahoe.

Located in the beautiful mountain community of Kingsbury, Nevada, just minutes from Heavenly's Stagecoach and Boulder lifts, The Heavenly Perch is the definitive mountain getaway for remote work, ski adventures, and year-round Lake Tahoe exploration.

We prefer Venmo, Zelle, cashier's check (or personal check) to be sent to us prior to your stay so we can confirm receipt of payment.  There is a $300 cleaning fee that will be included in the total cost, a refundable damage deposit of $1,000 (or equal to one month’s rent if a longer term rental) and respective taxes per Douglas County for stays LESS THEN 28 days. Monthly rentals do not have these taxes.

  • 8% - Transient Occupancy Tax

  • 4% - Transient Lodging License Tax

  • 2% - Transient Lodging Rental Tax

  • $5 - Tourism Surcharge per night

  • 14% - Total tax

If you prefer to use a credit card, we can accept payments via Stripe with a 3% fee to cover the costs incurred from the payment vendor.


We want to ensure that every guest has the best time at our house and in Tahoe.  We have set forth guidelines and rules to be followed to ensure that you and future generations visiting this beautiful home will have a safe and relaxing stay.  Please read the Vacation Rental Agreement (PDF) for more information.  The below agreement is our standard version and can / will be adjusted accordingly per certain stays / length of visit.

Required Douglas County, NV Vacation Home Rental (VHR) Statements

Douglas County VHR Permit #: 2026-VHR-0344

Maximum Overnight Occupancy: [8] guests, per Douglas County VHR permit. Occupancy between 10:00 PM and 8:00 AM may not exceed the permitted maximum.

Maximum Vehicles / Parking: [3] vehicles, on-site parking only. Street parking is prohibited, including during snow-removal periods.

Quiet Hours: 10:00 PM 8:00 AM. Hot tub use (if applicable) is prohibited during quiet hours. Excessive noise at any time may result in fines to guests under Douglas County Code 20.622.

No Events: Weddings, parties, and gatherings exceeding permitted occupancy are prohibited.

Trash & Wildlife: All garbage must be stored in bear-resistant containers. Do not leave trash, food, or scented items outside or in vehicles.

Local Contact: A local contact person is available 24/7 to respond to issues within the timeframe required by county ordinance and is available printed on-site.

Taxes: This rental is subject to Douglas County Transient Occupancy Tax (TOT) for stays of 28 nights or fewer.

Compliance: This property is operated in accordance with Douglas County Code Title 20.622 (Vacation Home Rentals, Tahoe Township). The VHR permit is posted inside the unit and on or adjacent to the front door as required.
